$270m Circa Nundah takes urban renewal crown

Property Solutions’ $270 million Circa Nundah Village has been crowned Australia’s best urban renewal project at the 2016 UDIA National Awards for Excellence. The project’s architect Arkhefield (Qld) won the prestigious award in Adelaide at the weekend with judges lauding Circa Nundah Village as “the epitome of urban renewal”.Circa Nundah Village progressed to the national awards after being named Queensland’s best urban renewal project last year.UDIA national judges Stephen Holmes and Alan Zammit said the development had transformed an under-utilised commercial site next to a railway station into a vibrant mixed-use precinct, while acting as a catalyst for the transformation of the wider, semi-derelict wasteland into a vibrant cafe and retail high street.“Circa Nundah Village has delivered an activated street environment, major commercial floor space in a suburban location, a shopping centre and a series of distinctively designed apartment buildings which are a blueprint for future suburban train station intensification initiatives,” said the judges’ statement. They added that Circa Nundah Village had led the way for other developers to follow with further high-rise apartment buildings in the immediate vicinity.Property Solutions sales and marketing manager Craig Wright said the project embodied the company’s approach to mixed-use development - to create a destination and lifestyle hub rather than a just a built form.“Careful planning went into the project to ensure it had the right mix of retail and residential for the area,” he said.“To have received the highest possible national award is testament to the philosophy, creativity and discipline Property Solutions have become renowned and celebrated for.”Mr Wright said apartment owners at Circa Nundah Village were reaping the benefits of having an integrated and activated retail precinct at the doorstep.“In the settlements of our most recently completed stage, VIVIR, we have seen a speedy and strong uptake of tenancy,” he said.“The yields and rents achieved are providing investment owners with a great return and very low vacancy.”Property Solutions is preparing to launch the final offering at Circa Nundah Village, Circa THREE.Key components of Circa include several residential buildings, a full-line Woolworths supermarket, 11,000sqm of office space occupied by Energex, and an abundance of retail, dining and lifestyle amenities.Property Solutions is a market leader in urban renewal projects across Southeast Queensland and has a workbook of more than 150 completed projects throughout its 20 year history. The group is responsible for a number of Brisbane’s major mixed-use development projects, including the acclaimed Centro on James Street project, the $350 million SW1 development in South Brisbane and more recently The Barracks, a $150 million mixed use and entertainment precinct in Paddington. For more details on Circa Nundah go to circanundah.com.au.
