$380 million re-development of the Kirra Beach Hotel
The owners of the award-winning Elements ofByron resort are set to embark on a $380 million multi-staged re-development ofthe Kirra Beach Hotel site, which will see the southern Gold Coast suburbtransformed into a world-class destination precinct.
Brisbane-based KTQ Group, headed by PeggyFlannery, has unveiled plans to launch stage one of the re-development – a collectionof luxury residences and the complete rebuild of the Kirra Beach Hotel, plus asecond hospitality and function venue.
The 118 luxury residences of Stage 1 willsignal the start of a stunning transformation of the Kirra Beach Hotel site.
The approved project is destined to become thejewel in the crown for the southern Gold Coast by combining premium lifestyleelements with the relaxed ambience for which this part of the coast is renownedfor.

“We have worked meticulously to envision and designa precinct that will not only become a destination in its own right for localsto enjoy but one that will accentuate the charm of the southern Gold Coast thatwe all know about.”
The initial stage will comprise 118 luxuryresidences, all targeting the owner occupier market. They will include a mix ofone, two, three and four bedroom residences, most of which include a separatemulti-purpose room.
In addition to the luxury apartments, an iconicnew pub and pavilion will become the beating heart of Kirra and the southernGold Coast.
The first stage is expected to take two and ahalf years to deliver and will create hundreds of initial construction jobs andmany hospitality jobs over the lifetime of the project.
KTQ Group is planning to launch the apartments inDecember, buoyed by the strength of the luxury owner occupier and downsizer marketin Southeast Queensland’s lifestyle locations.
“We have owned the Kirra Beach Hotel site for adecade and believe now is the time to execute what has been a very consideredand thoughtfully designed plan for Kirra,” said Peggy Flannery, ManagingDirector of KTQ Group.

“We see our project at Kirra, which willoverlook the famous Kirra Beach and Kirra Point, as a key element in thesouthern Gold Coast’s evolution as a world-class tourism destination, and as oneof the Gold Coast’s most desirable places to live.”
KTQ Group is a family-owned company whosewealth of experience has shaped the approach to each of the group’sdevelopments.
KTQ Group purchased the Kirra Beach Hotel in2010, taking a measured approach in that time to ensure re-development of thesite would enhance the unique character of the Kirra beachfront.
Its Elements of Byron has transformed the ByronBay luxury resort market since its completion in 2016, winning multiple tourismand design awards, including the Urban Development Institute of Australia’s2017 and 2018 Awards for Excellence in retail and regional development.
Elements of Bryon also received the highestinternational award for interior design in 2016, receiving the Best Hotel Design at the Society of British InteriorDesign Awards, beating out entrants from over 40 countries.
The resort has been enjoying strong occupancyrates in the last quarter of 2020 after a three-month shutdown because of theCovid pandemic, with almost 100 per cent bookings for the next four monthsdriven by record domestic tourism in the wake of overseas travel restrictions.
“Peggy’s philosophy has always been to addvalue to communities as we have done with Elements of Byron, and her vision forKirra is no different,” said Mr Holmes.
“This will become the living heart of Kirra, aplace that will bring people together to enjoy this iconic, relaxed beachfrontsetting in a beautifully enhanced, sophisticated environment.”
When fully completed, the Kirra Beach Hotelredevelopment will include a second residential stage, a boutique lifestylehotel in the third stage, plus an activated laneway retail precinct between thebuildings.
KTQ Group is planning to start construction onthe project in mid-2021.
