$77 million Soko Waterfront to light up West End

Brisbane-based developer Spyre Group has launched a $77 million luxury residential project to the market which will rise on one of the best waterfront sites in Brisbane’s West End.SOKO Waterfront will have 120 apartments overlooking the Brisbane River, with some residences offering prized river and city views.The project will revolutionise modern apartment living by incorporating a virtual concierge and automated number plate recognition entry systems.SOKO’s virtual concierge will enable residents to access body corporate services and information, lodge maintenance requests, “What’s On in Brisbane” events and deals, book building facilities and optional upgrades for monitoring electricity usage etc.Marketing agent Syd Walker of Place Projects, said the virtual concierge was a first for a Brisbane apartment building.“Anything to do with the building’s facilities, body corporate, management as well as special discounts will be at each resident’s fingertips,” he said.“Like the apartments themselves it is very sophisticated and contemporary and will make life easier for residents.”Interior features will include European stainless steel appliances, stone benchtops, ducted air-conditioning, block out blinds in each bedroom, and washer and dryer units.Spyre Group recently secured development approval for the apartments which will rise at 21 Duncan Street, within walking distance to the vibrant nightlife of Brisbane’s West End.Designed by Vabasis Architects, SOKO Waterfront will comprise a mix of one, two and three-bedroom apartments that will be pitched at well-heeled buyers.Mr Walker said demand for luxury apartment living had dramatically increased with buyers wanting secure a foothold in the growing Brisbane market.“We are seeing an even split between owner-occupiers and investors,” he said.“Owner occupiers are enjoying the great lifestyle benefits that West End offers – while investors are seeing opportunities for high rental yields.“West End is a unique cultural enclave that differs from other Brisbane suburbs by offering close access to the CBD while maintaining its village feel.”Spyre Group managing director Daniel Laruccia said SOKO Waterfront would embody design innovation, a central location and a prime waterfront investment.“The project is the perfect mix – to be on the water as well as on the doorstep of Brisbane’s CBD is a rare opportunity,” he said.“West End is one of Brisbane’s great eclectic hubs with some of the city’s best restaurants and bars as well as a current rejuvenation of Brisbane’s Riverside Drive Parklands, makes for the perfect lifestyle mix.“The apartments will reflect the West End lifestyle and sophistication of Brisbane city living.”Soko Waterfront’s one-bedroom apartments are priced from $379,000, with two-bedroom configurations from $569,000 and three bedrooms starting at $950,000.Established in 2007 Spyre Group’s previous projects include multi level developments in Ascot and Brisbane’s Northside as well as previous land subdivisions in the Sunshine Coast region and beyond .
