$82 million townhouse community approved for Brisbane's Rochedale

Brisbane-based development company Kinstone Group has this week received approval to construct a new $82 million townhouse project in the high growth precinct of Rochedale in Brisbane’s south east.

The Solaris Rochedaledevelopment will offer a range of 129 architecturally designed four-bedroom plusstudy, two-and-a-half bathroom townhomes priced from $589,000.

Constructionon the master-planned project will begin next month, coinciding with theopening of an on-site sales display.

Kinstone GroupProject Manager James Chou said the new Solaris townhouse development will meetgrowing demand for residency in the Rochedale region.

“Rochedale isa thriving area in outer Brisbane and we’re excited to begin developing a newluxury community that will respond to the region’s growth,” said Mr Chou.

The project isexpected to be met with high demand from local owner-occupiers and will appealto first home buyers able to take advantage of the state government’s $15,000 FirstHome Owners Grant. 

As a new homebuild, eligible buyers will also be able to receive the federal government’s$25,000 HomeBuilder grant. 

30 per cent ofthe townhomes will arise three storeys with the additional 70 per cent set overtwo storeys.

Each townhomewill offer an internal double lock-up garage and master bedrooms equipped withan ensuite and walk in robe.

The Brisbane-based CPO Architects will designthe townhomes with the community’s landscaping work being undertaken by WolterConsulting Group, an industry leading company servicing the government,development and infrastructure sectors. 

A range ofamenities will be on offer within the community including a gym, pool andbarbecue facilities for residents and their guests to enjoy.

Rochdale is located17 kilometres south-east of the Brisbane CBD and has witnessed increasinggrowth, infrastructure and development activity in recent years.

Researchundertaken by Colleen Coyne Property shows that the average four-bedroom housein Rochedale is priced upwards of $1 million, making the Solaris townhomes anaffordable alternative for buyers.

The researchalso shows a shift in the buyer demographic in the area with more localowner-occupiers now purchasing in Rochedale compared to interstate investors.

“The locationand price point of the townhomes in Solaris, combined with the range ofgovernment incentives on offer, makes the project one that is set to appeal toyoung couples and families looking to enter the property market,” said Mr Chou.

For those seekingto purchase a townhome as an investment property, research reveals there isgreat demand for rental properties in the area, with the average weekly rent offour-bedroom townhome in Rochedale upwards of $600.

SolarisRochedale is located just 100 meters from the Rochedale Town Centre and is in closeproximity to the Gateway, Logan and Pacific motorways and the Eight Mile Plains‘Park n Ride’ train station, offering residents great connectivity to the GoldCoast, Brisbane CBD and wider Brisbane areas.
