$96 million Avion Residences sets benchmark

A $96 million mixed-use apartment project that will capitalise on Upper Mount Gravatt’s outstanding links to employment, education and transport hubs has launched to the market this month (September 3).The spectacular Avion Residences, which is exclusively marketed by Savills Residential Projects, will deliver the suburb its highest and most striking buildings to date in the form of twin 15-level towers linked by a sky bridge. The development’s 174 apartments will sit atop a shared two-level commercial podium, street-level retail precinct and basement carpark.Residents will have access to rooftop communal facilities offering stunning panoramic views, a swimming pool, outdoor cinema, private dining room, relaxation zones and a barbecue area.It is the first Brisbane venture for Raykong Property, which gained development approval for Avion Residences in July 2016.Project manager Michael Sutherland, of PDS Group, said the public launch of Avion Residences was timed to meet the growing need for quality residential apartments in Upper Mount Gravatt.“This project comes to the market after many months of hard work and the Raykong team is now very keen to get moving with this project,” he said.“Avion Residences will play its part in the gentrification of Upper Mount Gravatt which, as a suburb, figures strongly in the Queensland Government’s CBD decentralisation strategy.”Avion Residences will rise in Cremin Street, just 200m from Westfield Garden City, Kessels Road and Logan Road, and a short distance from Griffith University’s Mount Gravatt and Nathan campuses, the M1 and South East Busway.Mr Sutherland said the development was in an increasingly sought after area.“Upper Mount Gravatt has superb links to education and employment opportunities and public transport,” he said.“Avion Residences is tapping into the strong demand for apartments in the area.“Further, Upper Mount Gravatt is an educational hub with Griffith University campuses nearby and clear connectivity routes into the CBD.“We expect the project to gain great market traction given its unique features and how it meets pent-up apartment demand.”Avion Residences will offer two- and three-bedroom apartments as well as two sub penthouses, all which employ a clever design to integrate indoor and outdoor living.Savills Residential Projects state director Peter Neale said the early buyer interest in Avion Residences had surpassed expectations.“People are drawn to the project’s proximity to amenities, universities and public transport options,” he said.“The communal areas are a real feature of the project – the sky bridge linking the rooftop pool and outdoor cinema in Upper Mount Gravatt is almost unheard of.“Residents will also be able to enjoy uninterrupted views of the local area and surrounds.”Mr Neale said he expected buyers at Avion Residences to be a mix of discerning owner occupiers seeking quality apartment living and investors looking for strong growth and yields.“Because of the location and style of the building, investors are seeing capital growth potential and strong rental yields from young executives living in the area,” he said.“We anticipate however, that owner occupiers will account for 60 per cent of our apartment buyers because the sheer size of these residences means they don’t have to compromise on space when downsizing.“They see the opportunity to live on the doorstep of the city with all the conveniences, vibrancy and amenity of one of Brisbane’s most sought-after and attractive suburbs.”Each Avion Residences apartment will feature expansive living areas, high ceilings and large windows to provide an abundance of natural light. All will have superb kitchens, luxurious bathrooms and generous storage space to create a home that offers comfort and style.Apartments are priced from $449,000 and range in size from 81sqm to 160sqm.
