Apartment project to create a signature architectural landmark for Broadbeach

Two Brisbane businessmen are finalising plans to launch a spectacular luxury apartment project at Broadbeach which is set to become an architectural signature piece for the Gold Coast.

Nick Malloch and Louis Mennes from Bottega Group are months away from launching their stunning new development after purchasing the site at 123 Old Burleigh Road in 2019

Global architectural firm Woods Bagot has taken a unique approach to the building design by creating a vertical village of beach houses infused with elements that embrace the feel of a classic Queenslander.

Spanning 17 storeys, the 123OBR project features a unique slab extension of the balcony inspired by the bow of a ship that will create a signature silhouette in the Broadbeach skyline.

The beach house concept has been used throughout the development with just one apartment per floor and each designed to embrace the familiar routines of a traditional coastal home where residents move seamlessly from the beach to the front door, and then relax on the deck to watch the swell with a drink in their hand, celebrating the daily rituals and relaxed luxury.

“Bottega came to us with a site and asked what we thought would work well, which is an incredibly different approach, and it gave rise to a new way of thinking,” said David Lee, the Brisbane-based associate principal of Woods Bagot, the architect for 123OBR.

“The design of 123OBR appears as several luxurious homes stacked vertically on top of each other; it’s a vertical village designed as a beach home.”

Mr Malloch, the Bottega Group managing director, says the appeal of the location is enhanced by the lifestyle elements of this laid-back corner of Broadbeach.

“The combination of epic surf, stunning vistas and the village-like feel of the local community are alluring in their own right,” he said.

“To enhance the living experience, we have created a design where each residence occupies an entire floor and shares in resort style amenities.”

Level five of 123OBR is devoted to a pool deck and functional facilities including commercial kitchen, dining and library/office.

Apartments are available in three distinctive designs, namely two-level Pool House, Beach House and the two-level penthouse with four bedrooms including an expansive master bedroom and spacious ensuite.

All apartments have generous floorplans that delivers a scale of living that could be found in a stand-alone home.

“Our design approach took into account what makes living in Queensland so special, whether that’s waking up or falling asleep to the sound of the waves, catching up with family at the local surf club or living in a community with the friendliness of a close-knit village,” said Mr Malloch.

“Our concept of the verandah grew from there and it is a standout feature of the interior design

“The verandah is more than just an arrival space. It’s a place where people eat, entertain and relax, where residents can enjoy the best parts of beachside living.”

Interior designs were led by Tracey Wiles, of Woods Bagot, bringing two decades of experience with premium projects in Europe. Ms Wiles knows Broadbeach well, having spent many holidays there with her family, who still reside in Broadbeach

With more than 20 years’ experience in project design, planning, finance and delivery, Mr Malloch and Mr Mennes are set to realise Bottega Group’s vision for a luxury project poised to become a landmark development. 

After securing development approval last year, Bottega will start construction of 123OBR this year.
