Condev completes state of the art $20 million three-level TSS Annand Theatre

Construction on The Southport School’s (TSS) incredible Annand Theatre has reached completion with the delivery of a $20 million, three level, multipurpose theatre with an impressive seating capacity that exceeds that of the city’s HOTA theatre. 

Construction of the multi-million-dollar project was carried out by Gold Coast-based company, Condev Construction, with the TSS Annand theatre being the latest addition to its impressive portfolio of education projects across South East Queensland.  

“The sheer capacity of the structure itself is a massive construction feat,” said Jared Van Heerden, Condev Project Manager.

“It has been a sensational project to be a part of and we are proud to have delivered a state of the art theatre precinct that will serve TSS well for many years to come.

“This facility is undoubtedly one of the most unique of any school in Queensland and rivals HOTA in its capacity.”

TSS Annand theatre has received a nomination for the 2021 Master Builders Housing & Construction Awards for its outstanding building innovation, with results to be announced later this year. 

The new Annand Theatre spans 4,000 m2 across three levels encompassing a basement music department; second floor function rooms, gallery and auditorium; and third floor complete with full mechanical services and audio-visual automation. 

Mr Van Heerden led the construction of the theatre which began back in July 2019. He said the key objective of the project was to produce modern amenities while preserving the building’s historical elements to blend seamlessly with its school ground surrounds. 

“The biggest highlight of the structure is that even though it’s newly built, it was constructed to look as though it’s 100 years old,” said Mr Van Heerden. 

“We used thousands of face bricks as a façade system to match the existing infrastructure of the school.” 

Named after 1972 Rhodes Scholar Peter Annand, the expansive theatre possesses full theatre amenities including stage bars, display screens, a tech control room, three main recording studios, rehearsal rooms, and an amphitheatre. Students of TSS will also enjoy access to individual tutoring rooms and seven general purpose classrooms.

The theatre recently showcased its first full-scale production with St Hilda’s production of Matilda. 

Located facing the river, close to Biddle House with expansive floor-to-ceiling windows, the venue showcases stunning views and abundant natural lighting throughout its interiors.

Condev Construction is a Gold Coast-based company established in 2002 by Steve and Tracy Marais, which has grown to become one of the Gold Coast’s largest construction firms taking out the ‘Business of the Year’ award at last years’ Gold Coast Business Excellence Awards.

Condev’s charitable arm, CONDEV Cares, is also the driving force behind Ketra’s House – a $1.2 million triplex facility in Palm Beach built to house two young women suffering from rare, medically demanding illnesses.
