Demolition of Cav's Steakhouse paves the way for construction of $65 million ARLEEN Residences
Demolition of the iconic Cav’s Steakhousebuilding has begun as the prime site is prepared to be transformed by the newestaddition to the Broadwater/Labrador skyline, the $65 million ARLEEN Residences,apartments and retail complex.
The demolition work paves the way for a new erafor the high-profile property which has been home to one of the Gold Coast’smost popular dining venues for the past 36 years. However, it’s not the end ofCav’s ties with the famed site.
ARLEEN will rise 13 levels above the 4100m2 propertyat 30 Frank Street, bringing 85 one-, two- and three-bedroom modern apartmentsand a luxury penthouse to the market. The apartments will be formally releasedto the market in coming weeks.
The boutique apartment project has been craftedto provide residential luxury and the best of urban amenities for residents andtheir guests in the heart of a thriving retail and hospitality lifestyleprecinct.
While Cav’s Steakhouse will reopen at a newlocation, the Cavill family plans to open its first Cav’s Emporium in the commercial space on the ground floor ofthe building to be known as ARLEEN Central. The Emporium will offer gourmet meat, delicatessen goods, freshvegetables and cafe-style dining as well as a pharmacy, pathologist and aMedical & Health Care Clinic.
“Gold Coasters have known and loved Cav’s Steakhouse for almost fourdecades, so we’re pleased we can maintain that connection into the futurethrough this new venture – set to reopen in the same location in 2022,” saysCav’s Steakhouse owner Richard Cavill.
“Cav’s is embeddedin the history of the area and, once ARLEEN is completed, we’re looking forwardto delivering what we always have in this location, the finest food in a casualand relaxed atmosphere.”
ARLEEN Residencesand Apartments hasbeen designed to provide a new level of luxury for the local area which hasbeen earmarked by the City of Gold Coast to accommodate a significant portionof the city’s coastal population growth over the next 20 years.
The Broadwater/Labrador property market isbuoyed by its proximity to the $5 billion Health and Knowledge Precinct,including the Gold Coast University Hospital and Griffith University.
The local apartment market has also beensupported by low vacancy rates of about 2 per cent, and an expected growth injobs totalling 60,000 in Southport by 2036.
ARLEEN Residences is being undertaken by localGold Coast developer Arthur Lowe, who has been involved in development locallyfor 40 years with such developments as Horizon Shores Marina, Koala Town andRunaway Heights.
Arthur Lowe has engaged Development and ProjectManagement specialists John Speedy and Barry Jakeman from AusAsia to assist himwith the development.
Chris Jones and David Lennard of Savills GoldCoast, who is marketing the project, says the project has been well received inthe preliminary stages of marketing with 33 presales to date.
“We’ve been verypleasantly surprised at the level of inquiry prior to official launch for whatwill be a landmark residential project for Labrador and the Central GoldCoast,” said Mr Jones.

Construction of ARLEEN, which will bring a new level of luxurious livingto Labrador, close to the shores of the Broadwater, has been awarded to CMDGroup who have been building on the Gold Coast for 38 years and is set to beginin weeks following the completion of the demolition which began this week.
