Development application received for luxury $70 million beachfront project

One of Australia’s premium beachfront residential projects has been given the green light by the Gold Coast City Council as the developer reveals a near sell-out of more than $70 million in sales.

In a stunning result which is indicative of the insatiable demand forresident-only luxury apartments on the Gold Coast, only one apartment remainsfor sale in Brisbane developer Paul Gedoun’s luxury Flow Residences overlookingthe famed Snapper Rocks surf break at Rainbow Bay.

The Gold Coast Council today confirmed development approval had beengiven for Flow, paving the way for a commencement of construction on what willbecome one of the iconic projects of the southern Gold Coast.

Flow has been the poster child of the incredible strength of the end-usermarket driving the southeast Queensland property market during Covid, with thenear sell-out achieved in only two months since its launch in late June.

“It’s been absolutely incredible,” said Jayde Pezet, sales and marketingdirector of KM Sales and Marketing, who has been marketing the project for MrGedoun’s S and S Projects.

“To be only one apartment short of a sell-out in two months during this pandemicjust underpins the desire by people to transform the way they live and wherethey want to live.

“Buyers are mixed and varied – some from interstate and some local andfrom many walks of life.

“But the common dominator is that all our buyers are aligned in theirinterests – they all want a healthy, laid-back beach and surfing lifestyle withlike-minded people who can enjoy the amazing facilities that Flow offers.”

Mr Pezet said the sales campaign had been the strongest he had beeninvolved in in more than a decade on the Gold Coast.

Mr Gedoun, a Brisbane-based developer who is also linked to seasoneddevelopment company Pointcorp, said he was delighted with the result of hisdebut project under the S and S Projects brand.

“Our team has worked very hard to create a project that is consistentwith the laidback beach culture of the southern Gold Coast but which addressesthe desires of our community of buyers in terms what they want in communal andlive-in facilities,” said Mr Gedoun.

“The Gold Coast Council has recognised the signifance of Flow for thesouthern end and we are delighted to have been given approval for what was acode assessible application,” said Mr Gedoun.
