“With limited supplyof stock in the market and a low vacancy rate, the market is experiencingsignificant demand and price growth,” Mr Scriven said.

According to thelatest Colliers International/REA research, listings on the northside ofBrisbane are at their lowest level in two years and enquiry levels per listinghave soared by three-fold over the same period.

Last month,only 18 properties were listed for sale in Ferny Grove with interest from potentialbuyers — both owner-occupiers and investors — more than double pre-COVID-19levels.

CoreLogic’sproperty records indicate prices in Ferny Grove have increased over 4% to$628,700 over the past 12 months.

Propertylistings show the cheapest house for sale in the area has a price tag of$675,000 suggesting that prices are still on the way up. The Reserve Bank andmajor financial institutions are forecasting that Brisbane property prices willskyrocket by 16-30 per cent within the next two years.

Prices at theFernery start from $352,500 for a 1-bedroom, $480,000 for a 2-bedroom and $620,000for a 3-bedroom apartment.
