Landmark Kangaroo Point development sparks never-before-seen apartment requests
Atop the cliffs of Brisbane’s Kangaroo Point, an unprecedented apartment trend has erupted, in which buyers are purchasing multiple luxury apartments and merging them into their own custom-made ‘super apartment’ in the sky.
Pikos Property Group’s $200 million Skye apartments has fielded interest from three separate parties to purchase two adjacent, already sizeable, 230 square metre apartments in the ultra-luxury development and amalgamate them under one expansive, opulent sky home of almost 450 sqm.
“It was something we never anticipated and yet it was such a unique opportunity to create something special for these residents that we didn’t hesitate to explore the possibilities further,” said Grant Plummer, Director of Gap Development Sales, the company managing Skye’s sales.
“A common theme for each buyer was that they want the amazing position and view that Skye offers but they don’t want to compromise space when moving from the family home.
“Essentially buyers are looking for a way to downsize upkeep without downsizing their lifestyle, and that’s where we’re seeing this demand for these mega-apartments.
“By joining two apartments they are also accentuating the unbelievable views atop Kangaroo Point overlooking the Brisbane River and city skyline – the views are stunning to say the least.”
Space is certainly not a scarcity in the bespoke mega-apartments, with each one home to 372 square metres of internal living area, 32 square metres of balconies and 23 square metres of Skye gardens.

“It’s not just the enormous square meterage that makes these apartments so unique, it’s their bespoke design that is geared towards family living in a way that most other apartments are not,” said Mr Plummer.
The mega-apartments sold for $6.5 million each.
“While these are substantial figures, it is still incredible value when compared to the likes of Sydney and Melbourne,” said Mr Plummer.
“The interstate buyers just can’t believe how cheap we are at $13,000 per square metre compared to projects that are launching in Sydney at $45,000 a square metre.”
“Our own Skye penthouse and sub penthouse are selling for $10.5 million and $8.5 million respectively, so these mega apartments stack up to incredible value at $6.5 million.”
Data from Urbis released earlier this year revealed a price disparity of up to 35 per cent between premium projects in Brisbane and Melbourne and a staggering 258 per cent differential compared to Sydney.
Within days of its first limited pre-release of residences in the first stage of the development it had received more than 600 registrations of interest, prompting the first 23 luxury residences on offer to be snapped up in a $80 million buyer rush.
Set atop the cliffs of Kangaroo Point and taking in unobstructed views across the Brisbane River and skyline, Skye by Pikos will deliver 68 luxury apartments over three towers.
Designed by Brisbane architectural firm Conrad Gargett, the project will comprise spacious apartments that span the entire east-west width of each tower, providing uninterrupted views of the Botanic Gardens, the Brisbane River, Storey Bridge and the city, as well as views across to the eastern arm of the Brisbane River to New Farm and beyond.
Each building will have just two apartments per floor with generous balconies along the River Terrace frontage to take advantage of the views.
Pikos Group’s unique vision for the landmark 8 River Terrace site includes plans for a floating Sky Deck spanning two of the buildings which will feature a world-class restaurant and bar facility that will be open to the general public.
