New year sales rush for $85m Griffin Pocket

More than half of the third stage of Unison Projects’ $85 million Griffin Pocket estate has sold in its first week on the market.Unison Projects has issued contracts for 26 of the 50 lots in stage three after its release was fast tracked following the sell-out of the first two stages last year.Sales manager Les Rissman says the pace of sales has far exceeded expectations, with total deals approaching $20 million since the project’s launch in September last year.Mr Rissman, who has overseen the sale of more than 550 blocks of land in Griffin and Mango Hill over the past five years, says infrastructure growth around the North Lakes area is behind Griffin Pocket’s appeal.“Unison is delivering affordable product just 25 minutes from the CBD and a stone’s throw from Moreton Bay and nearby North Lakes,” he said.“With the construction underway on the Murrumba Downs railway link, residents will have even better access to the CBD.“That is a lifestyle package that has been too good to pass up for many buyers.”Mr Rissman says the low interest rate environment is also encouraging the emergence of the upgrader market, with many Griffin buyers moving from older homes in nearby Riverwood, Murrumba Downs and Kippa Ring.“Infill development sites of 150-200 lots, as opposed to 500 plus, are attractive to families because they still get the sense of community and security that comes with living in a boutique estate,” he said.Among the recent buyers is Bryce and Alyson Harvey, of Fitzgibbon, who are about to start construction of a 300sqm home on their 560sqm block.Mr Harvey said they had been drawn to Griffin Pocket’s block sizes, accessible location and bushland setting after spending two months searching for suitable land.“With the recent arrival of our daughter Sophie, we decided needed something bigger to accommodate a family lifestyle, including a swimming pool,” he said.“We loved the fact that it was close to the water and surrounded by trees.”Mr Harvey said another plus was the construction of a railway station nearby at Murrumba Downs, which would connect him easily with his CBD workplace.“We’ve also got friends nearby at North Lakes, so this is nice and close to everything we need.”The Harveys have chosen a Coral Homes residence with four bedrooms, study, media room and pool.They hope to be moving in towards the end of summer.With approvals now in place and sales within stage three progressing rapidly, Unison Projects is poised to commence the riverside stage of the project, The Shores.Griffin Pocket comprises two adjacent subdivisions; The Meadows and The Shores which boast parkland and river backdrops respectively.The Meadows will have 114 home sites as well as an additional 28 terrace homes surrounded by open green space, while The Shores will boast 144 elevated lots, most with mountain and river views.Stage three, which is the final release in The Meadows, has some of the estate’s best blocks with two thirds of the sites having north facing backyards backing onto open space.Prices in stage three start at $224,000 for land, with house and land packages available from $450,000.Unison Projects was established in 2001 and has a workbook of 12 projects worth in excess of $280 million.The company was recently recognised as one of Brisbane’s top 100 private companies by Business News Australia.Its current activities include residential land, medium density residential, industrial, and commercial and resort projects from the Sunshine Coast to Byron Bay.
