Rose Bay's world class 'Ercole Palazetti' mansion fetches close to $16 million

A grandiose European home in one of Rose Bay’s most exclusive dress circle cul-de-sacs has fetched close to $16 million after spending just one week in the hands of Bill Malouf, director of Highland Double Bay Malouf.

The Ercole Palazzetti-designed mansion at 26 Kent Road, Rose Bay, had been tightly held by John Barrington, lawyer and director of Barrington Legal, and his wife, Raewyn, for over 25 years before it was recently listed on the market.

The property had spent some time on the market, listed for north of $15 million, before it was picked up by sales agent Bill Malouf, prompting an extraordinary acceleration in interest to sell just one week later.

The fierce speed with which Malouf facilitated the substantial sale is an unprecedented outcome, even for an area famed for its property prestige.

When questioned on the exact sold price and purchasers’ details, Malouf commented, “I have to respect the privacy of both parties and I have no comment on the final price.”

Set upon an impressive 920sq m sun-drenched parcel of land, directly opposite The Royal Sydney Golf Club, the triple storey mansion is nestled among some of Rose Bay’s most esteemed neighbours.

Encompassing five bedrooms and five bathrooms, the jaw dropping mansion features signature European influences, including parquetry timber flooring, soaring ceilings and Juliet balconies.

The entire lower floor of the home is devoted to an enormous self-contained apartment, with its own home cinema, wine cellar and home office which extends onto another large terrace.

Large entertaining terraces capture widespread picturesque park views, overlooking the resort style swimming pool, sunbathing deck and level lawns, with private access directly onto Dangar Oval.

“This is a property that is exclusive in both its design and location,” said Mr Malouf.

“You need only look to Ercole Palazzetti’s signature influences, the endless entertaining amenities and the immersion in a highly exclusive neighbourhood just a short stroll to Rose Bay Esplanade, Ferry Wharf, elite schools, Rose Bay village shops and close to Double Bay and Bondi Junction.

“Between the property’s first class inclusions, and the world class attractions at its doorstep, there are few homes in Rose Bay, and across Sydney, that can rival this kind of product.”

The home last changed hands in 1996 for $1.12 million.

Highland Double Bay Malouf is a partnership between heavyweights of the Sydney real estate scene, Bill and David Malouf, and David Highland, who joined forces to create one of Sydney’s most experienced independent property agencies.
