Unison to launch rare river enclave

John Van Lieshout’s Unison Projects will break ground on its $50 million Arbour Reach residential subdivision at Sherwood this month, delivering the area its first substantial riverfront project in decades.Having secured council approval for the exclusive 29-lot project, Unison will start work on the 2.5 hectare site at 27 Magazine Street in February.Unison Projects’ Shannon Down said Arbour Reach represented a rare infill development opportunity on the sought-after Brisbane riverfront.Mr Down said the project’s location, with more than 160 metres of water frontage and next to the 12 hectare Sherwood Arboretum botanic garden, would be a major drawcard for buyers.“This is extremely scarce, well-serviced land just eight kilometres from the CBD and within walking distance of public transport, shopping, schools and parks,” he said.“There has been nothing like it in many years and this will be an extraordinarily rare opportunity for just a few astute purchasers.“We have already received a high level of interest in this project given its riverfront address and the scarcity of land of this quality in the area.”Mr Down said site works would commence soon, with a three to four-month construction timeline anticipated.“In planning the estate we have been conscious of the limited and constrained opportunities to create level land to build new homes within this preeminent and established locale,” he said.“Arbour Reach provides a variety of level allotments to build on with various land sizes and frontages allowing a multitude of housing options.“It will be an exclusive address with 10 of the sites featuring frontage to the Brisbane River.”Land sizes will range from 439sqm to 1010sqm with street frontages of 12.5 metres through to 29 metres.Mr Down said despite proximity to the river, all sites have been designed above the January 2011 flood level, meeting more stringent flood mitigation standards introduced by Brisbane City Council.Unison Projects has appointed prominent local agents Cameron Crouch and Sharon King of Ray White Sherwood as project marketing agents.Mr Crouch and Ms King are now taking expressions of interest.Arbour Reach continues Unison’s vision for developing infill sites in key locations across Brisbane.Unison Projects was established in 2001 by Mr Van Lieshout. The company was recently recognised as one of Brisbane’s top 100 private companies by Business News Australia in 2014.Unison’s $280 million workbook includes residential land, medium density residential, industrial, commercial and resort projects from the Sunshine Coast to Byron Bay.Its active developments include residential subdivisions Parkvue at Oxley, Griffin Pocket at Griffin and Seacliffs at Byron Bay along with townhouses, Terraces at Parkvue.Visit arbourreach.com.au.
