Historic Touch for Brisbane Northshore’s Latest Landmark, The Cullen Hamilton.

The gateway to Brisbane’s portside precinct is poised to gain a new residential landmark with plans for a $140 million apartment development known as The Cullen Hamilton, a name that pays homage to the city’s pioneering maritime history.

A partnership headed by Brisbane development company Limitless has unveiled plans for the 23-level mixed-use tower comprising 100 apartments in an innovative design that will accommodate downsizers and investors in the heart of the city’s emerging Northshore community.

The Cullen Hamilton will be strategically located in the core of the Hamilton Northshore Urban Village. It will engage a key corner and pedestrian access of Hamilton Northshore – providing a landmark building with striking architecture created by Plus Architecture.

Hamilton Northshore has been earmarked for the Brisbane Athletes’ Village for the 2032 Olympic and Paralympic Games. The Games are expected to host more than 16,000 athletes and officials during the Olympic Games and 8,000 during the Paralympic Games.

The Brisbane Athletes' Village Northshore Hamilton location has accelerated the investment in growth, development and infrastructure within the area, progressing renewed planning to support the local investment and delivery.

The Cullen Hamilton will be crowned by two luxurious penthouses and feature a collection of 28 sub-penthouses, all with private lift access, to facilitate an exclusive premium lifestyle for owner occupiers.

The penthouses will comprise four bedrooms plus a multi-purpose room and two bathrooms, while the sub-penthouses will offer three-bedrooms and two bathrooms plus a multi-purpose room.

The penthouses and sub-penthouses will have exclusive access to a communal rooftop library, kitchen and lounge for residents.

The Cullen Hamilton’s lower levels will comprise a mix of 20 three-bedroom, two-bathroom apartments, ideal for owner occupiers or investors, plus a collection of 50 two-bedroom, two-bathroom apartments targeting investors.

The ground floor will add to the lifestyle amenity for residents through 500 square metres of retail and commercial spaces.

The Cullen Hamilton is the largest and most sophisticated development undertaken by Limitless, which is backed by a successful 23-year record of residential and commercial project delivery.

The company is currently undertaking the stunning new Hotel Chermside on Brisbane’s northside. The city’s north has been a key area of focus for Limitless where it has created an extensive portfolio of residential and commercial projects that are at the forefront of design and function.

The Cullen Hamilton draws on the experience of Limitless owner Nick Barr’s passion for creating quality residential spaces with a design that will incorporate almost 1,000 square metres of communal and recreational areas for residents. Designed for resort-style living, the residents’ facilities will include a 20-metre swimming pool, barbecue and outdoor dining area, a spa and day beds, infrared sauna, a gymnasium and pilates facilities.

The Cullen Hamilton has been designed to optimise sustainability through a large rooftop solar system, a double skin to reduce the thermal load, a living greenery façade and an EV charging station for residents.

Along with the Cullen name, the building will incorporate a slice of the Hamilton site’s rich waterfront history through the use of reclaimed wharf timber in the construction.

The Cullen Hamilton is named in honour of Ernest Alexander Cullen, the visionary engineer whose work at the turn of last century made Brisbane River navigable to larger vessels and laid the foundations for Hamilton to become the city’s prime port facility.

While Cullen recommended timber for the construction of the wharf because it was envisaged to last 30 years and be quicker to build, his vision endured for almost a century. Now, Brisbane’s Northshore precinct is in the throes of a residential renaissance with The Cullen Hamilton poised to make the latest contribution to Queensland’s largest urban renewal project.

Limitless has lodged a development application with Economic Development Queensland and will work collaboratively with the authority to deliver this important landmark project.
