Iris Capital launches second tower in $800 million V&A Broadbeach with critical timing to growing stock shortage

Following the successful stage one launch of its $800 million Broadbeach dual tower mega-development, Victoria & Albert Broadbeach (V&A Broadbeach), developer Iris Capital has released the second and final collection of apartments in its mixed-use development.   

Spurred by strong sales in the project’s preliminary release of apartments in its Victoria tower, the developer has fast-tracked the launch of sister-tower Albert Residences to meet growing demand for owner-occupier product in the city’s beachfront lifestyle mecca.

Albert Residences will feature 121 oversized luxury apartments with its own private amenity range – separate from the Victoria offering – including 25m heated lap pool, spa, lounge, wine cellar, gym, zen garden, steam and sauna rooms, fire pit and yoga studio on level 4.  On the entire rooftop of Level 40 it enjoys the most spectacular private dining and chefs kitchen with indoor and outdoor BBQ areas, extensive sky lounge, cellar, cards room, library, and multiple indoor and outdoor entertaining areas.

While its Victoria Residences next door is catered primarily to a lifestyle residence market, Albert will be dedicated exclusively for owner-occupiers to gain a foothold in the rapidly transforming cosmopolitan heart of the Gold Coast, which is fast becoming a world-class precinct, spearheaded by the restaurant/café scene and nearby Star Casino.

Interstate buyers have led the charge on the V&A apartments to date; however Residential director of Colliers Gold Coast, David Higgins said they were anticipating an influx of local interest in the owner-occupier collection in the newly released Albert Residences.

“Strong enquiry and sales have been driven predominantly by end-users and lock and leave buyers out of NSW and Victoria, attracted to the prime location and world class amenity on offer,” he said.

“Given the severe lack of new apartment product across the Gold Coast, we anticipate Albert will be met with fierce interest by local buyers who recognise the value and scarcity of quality apartment stock at the moment.”

Albert will comprise a mix of apartments in two, three-bedroom configurations, while upper residences will be available in three bedroom + MPR’s and four-bedroom layouts.

V&A Broadbeach will be home to an elevated recreational podium with its North Facing 25m lap pool, a gym, a yoga deck and resident’s lounge as well as kid’s area, a zen garden, an outdoor dining/ BBQ; two levels of premium offices and commercial facilities; and a fresh food and dining retail on the street level.

The dual tower mega-development will deliver two individually crafted towers across 56 storeys in Victoria and 40 storeys in Albert, in addition to a street level activation comprising extensive high-end retail, dining, and commercial offices.
