Mosaic unveils $100m Avalon project
An exclusive collection of luxury penthouses, sub-penthouses and apartments has been released for sale at Maroochydore, with the developer promising a new level of prestige for the Sunshine Coast residential property market.Weeks out from its official launch, Avalon has already secured over $35 million in sales.Mosaic Property Group’s $100 million marquee Avalon project will comprise 87 apartments in two buildings at Duporth Ave – directly on the banks of the Maroochy River and just 1.2km from the new Maroochydore CBD.The riverfront Azure building will comprise only 16 residences, including full floor and half floor penthouses and sub-penthouses, with 3-4 bedrooms, a study or retreat, 3.5 bathrooms and four car spaces. The building has direct river access with a private pontoon for residents. The second building – the street-front Arbor – will have 33 three-bedroom apartments and 38 two-bedroom apartments. All will have two bathrooms and one or two car parks and nearly every apartment has river or district/hinterland views.Mosaic managing director Brook Monahan said Avalon would redefine “sophisticated luxury living” on the Sunshine Coast.“There hasn’t been a project like this in Maroochydore delivered previously – not this level of luxury, architecture, amenity, levels of finish and position,” he said.“It’s the type of cutting-edge design and innovation that would normally only be seen in a capital city.”“Emphasising space, light, clever design and contemporary style, each apartment is superbly crafted to embody luxury and comfort, while delivering the ultimate in riverfront living. Every intricate detail, down to the prestigious inclusions and finishes, sets a new benchmark in coastal style.”Mr Monahan said the site had long been associated with remarkable architecture, as the home of formative architect and planner James Birrell (designer of Spring Hill’s Centenary Pool).“His career spanned more than 60 years creating distinguished buildings and contributing to the landscape of Australian architecture,” Mr Monahan said.“With its strong historical links, it was imperative to Mosaic that the newest addition to Maroochydore’s architectural scene set an unrivalled design standard. Exceptionally distinctive yet complementary to its waterfront location, Avalon’s definitive class and sophistication is timeless.”The project has been designed to maximise river and ocean views plus city and mountain outlooks. In response to the local demand and with the street becoming a gateway to the new CBD, Mosaic is incorporating its own high-end artisan style café into the streetscape of Avalon. The specialty café will deliver a sanctuary for both residents of Avalon and the broader public.Luxury appointments in the Azure Building Residences collection will include generous ceiling heights, concealed LED lighting, custom designed kitchens and engineered timber floors. Open-plan living areas will feature integrated home sound systems.Among the kitchen fixtures are Gaggenau appliances, fully integrated french door fridge/freezers, built-in microwaves and integrated dishwashers. There will be uniquely crafted stone bench top designs and splash backs.Opulent bathrooms will include frameless or semi-frameless shower screens, custom vanities with stone benchtops and full-height tiling to all walls. Designer free-standing baths will be featured in the ensuites. Laundries will include front-load washing machines and tumble dryers, with an outside drying court. On the balconies there will be built-in barbecues with LPG connection points.Other luxury appointments include video security systems to the apartments and a secure basement carpark with number plate recognition access.A resort-style pool, sauna, steam room, commercial-size gym, water craft storage facilities, lush tropical gardens and private indoor and outdoor garden zones will be among the resident facilities on offer.Avalon has received the UDIA’s 6-leaf Envirodevelopment certification with sustainable features including rainwater harvesting, WELS rated fixtures, a large solar power system for common property and ample thermal insulation to reduce cooling and heating costs. The project is walking distance to Sunshine Plaza, the Duporth Ave and Ocean St restaurants and cafés, Maroochy river boat ramp, Cotton Tree activity precinct and the beach.Mr Monahan said the development would revitalise the waterfront precinct.“Avalon will reconnect Duporth Ave to what is emerging as the Sunshine Coast’s epicentre of commerce, technology, innovation, entertainment and inner-city living,” he said.“Maroochydore is being transformed into a city of the future and Avalon will become a new destination that will epitomise the creative, innovative and inspirational concepts that are unfolding in the area.“Never has an exclusive opportunity like this existed; a rare combination of unsurpassed luxury and amenity, unrivalled location and unprecedented economic growth. The long-term vision and focus on innovation, together with the economic diversity, infrastructure and overall growth trajectory is attracting strong investment and business connections, making Maroochydore one of the most exciting and potentially rewarding business destinations in Australia.”Avalon apartments range from 109sq m to 503sq m with prices starting at $560,000 for two bedrooms and $900,000 for three bedrooms.
