Mulpha Sanctuary Cove refines plans for Spyglass Hill project
A large vacant Sanctuary Cove site always earmarked in the residential resort’s original master plan for medium density residences will be finally transformed into a lower-density luxury home precinct by developer Mulpha Sanctuary Cove.
Thechange has been made possible following an increase in the site area which hasfacilitated a reconfiguration of the planned lots and the inclusion of a newaccess road to the exclusive Spyglass Hill enclave.
The 1ha Spyglass Hill site has been expanded to1.3ha following an amalgamation with an adjacent 3000sqm lot, at 6256 SpyglassHill Court, recently acquired by Mulpha Sanctuary Cove.
After years working towards a better solutionfor existing residents, the amalgamation both reduces the density of theproposed new development and improves accessibility through the planned newroad, to be named Horizon Court.
“The move is a positive outcome for nearby residentsas it reduces the density of the development,” saidJohn Hughes, the General Manager ofSales and Development for Mulpha Sanctuary Cove.
“TheSpyglass Hill development sits alongside many small-lot home sites within anestablished neighbourhood. The reconfigurationprovides the flexibility we have been seeking to ensure the latest addition tothe Sanctuary Cove community is responsive to the existing residentiallandscape.”
TheSpyglass Hill release was included in the original master plan for SanctuaryCove gazetted by the Queensland Government in the 1980s. All development approvalswithin the residential resort are under the control of the state governmentrather than the local council. Since 2003 the site has provided for 26residences over the 1ha Spyglass Hill parcel of land.
In2007, following consultation with residents and other stakeholders, MulphaSanctuary Cove sought to reduce the lot entitlements on the site and to relocatea portion of the planned 26 duplex lots elsewhere within the resort. The StateGovernment rejected the proposal.
MulphaSanctuary Cove continued to investigate ways to deliver positive outcomes forexisting residents nearby the Spyglass Hill precinct, with a goal of minimisingthe density of the proposed development. This goal has been achieved by delivering27 lots across 1.3ha instead of 26 lots over 1ha. Further enhancements include splittingroad access to the subdivision with an additional dedicated roadway, HorizonCourt, to be located off The Parkway.
The four lots with frontage to Spyglass HillCourt are earmarked for the construction of architect-designed homes. The remaining23 lots off Horizon Court will comprise 18 free-standing two-storey homes and threepairs of luxury duplexes featuring up to four bedrooms and double lock-upgarages.
Sanctuary Cove is Australia’s first fully integrated residential resortand boasts a marina, two championship golf courses, a shopping village, CountryClub and the InterContinental Sanctuary Cove Resort, as well as 24-hour landand water security. Development within the residential community is governed bythe Sanctuary Cove Resort Act 1985.
Mulpha has recently undertaken a major capitalinvestment program at Sanctuary Coveas part of their ongoing commitment to Sanctuary Cove’s development.
Mulpha’s contribution includes the $9 millionupgrade of the InterContinental Sanctuary Cove Resort and the $12 million expansion of the SanctuaryCove Marina which will ultimately be able to accommodate over 300vessels.
In 2018 Sanctuary Cove was recognised as the best ‘Master-PlannedDevelopment’, both nationally and in Queensland, in the Urban DevelopmentInstitute of Australia (UDIA) Awards For Excellence.
