S&S Projects’ new luxury Rainbow Bay apartment project hit by $71 million weekend wave of sales

The biggest wave to hit the legendary southern Gold Coast last weekend didn’t peel off the city’s world-famous Snapper Rocks point break.

In fact, if you were paddling out you probably missed it altogether.

In one of the booming Gold Coast’s biggest development sales surges Paul Gedoun’s S&S Projects was swamped by a $71 million wave of buyers at its benchmark new boutique Rainbow Bay project, Esprit.

The weekend ‘soft’ launch of the $130 million wellness and lifestyle-focused development created a massive groundswell of interest resulting in sales being secured for more than half of its 97 luxury apartments.

Mr Gedoun has emerged as the renaissance man of Rainbow Bay, reinvigorating the beachfront residential enclave with his local knowledge and captivating coastal development formula.

Esprit is S&S Projects’ third venture in the beachfront residential enclave and surfing mecca.

It comes off the back of the developer’s success up the road with the sell-out of its $74 million Flow Residences, one of Australia’s best-selling beachfront projects, and the sales success at its nearby Awaken Residences, which set a new penthouse sale price of $8.15 million for the southern Gold Coast.

Esprit’s unique and innovative design by Cottee Parker Architects comprises two interconnected buildings offering indulgent coastal living in a luxury collection of 72 two-bedroom and 25 three-bedrooms apartments across 12-storeys and 8-storeys, respectively.

Apartment prices start from $825,000 for two-bedroom units (109 sq/m – 128 sq/m) to $3.7 million for three-bedroom units (151 sq/m – 215 sq/m). Buyers comprised approximately 70 per cent local owner-occupiers and 30 per cent interstate from Sydney’s beachside suburbs and the intercity and fringe suburbs of Melbourne. Three-bedroom units start at $1.915 million.
