Unprecedented luxury unveiled for lush Broadbeach pocket

A striking new addition to the Broadbeach strip has been unveiled, tantalising buyers with a taste of luxury in Little Projects’ second Broadbeach development, ‘Aperture’.

The Melbourne-based company will deliver just 29, full floor and double storey apartments at Aperture set before a sprawling carpet of greenery stretching right to the shoreline 300m away.  

Its 34 floors will encompass 3-bedroom residences designed exclusively for the owner-occupier market, two double storey sub-penthouses, and a double storey penthouse beholden to breathtaking views in every direction. 

The boutique offering is a scarcity in the Broadbeach marketplace, which Little Projects Director Leighton Pyke said was a logical next step in the company’s Broadbeach evolution. 

“We often refer to apartment buyers as downsizers, but the reality is that many are still looking for a luxe residential experience,” said Mr Pyke. 

“Full-floor apartments have a great deal of appeal to today’s buyers because they offer both space and privacy – and the seclusion of the Aperture site adds to the intimacy of the design.”

Set at 20 Mary Avenue, the project is home to one particularly fortunate trump card – a breathtaking perspective that can never be built out courtesy of the opposing Broadbeach state school.

“The aperture of the view we’ve unlocked is just fantastic and so uncommon, it made the namesake an obvious choice as it really is the defining feature which we’ve built our residences upon,” said Leighton Pyke.

Award-winning architects Elenberg Fraser has been appointed to bring Little Projects’ vision to life through a modernist-inspired design, with a contemporary collection of residences rich in understated elegance. 

“Aperture is a reductive modernist building, that celebrates material expression with a cubic grid façade that highlights the verticality, slenderness and simplicity of the architecture. The full floor apartment offering is rationally planned around this design, resulting in the open living floor plan, defined spaces, and framed views to the Gold Coast skyline and ocean,” said an Elenberg Fraser spokesperson.

“Our vision was for simplicity to shine in Aperture, with sophisticated inclusions such as a double height glass portal to provide residents with a sense of entry, driven by the concept of having a front door.”

Rising from its lush podium will be an entire level dedicated to a resplendent range of amenities including a sun-drenched lap pool, steam room, gymnasium, and BBQ dining areas.

“With a pool that stretches from one end of the site to the other, embedded in native Australian planting these spaces evoke the feeling of a sub-tropical paradise.”

Aperture residents will also enjoy a rare offering of 2 – 3 secure car spaces per apartment in an automated basement.

The sell-out of Little Projects’ Gold Coast debut project – the 245-apartment Signature –also came 12 months ahead of its completion due mid-next year and the success signalled to Little Projects that it had found its niche in the Gold Coast market.

“Broadbeach has the best of it all, with just a short walk to the famous beaches and a bustling entertainment precinct with world-class shopping and the best dining on the Coast,” said Mr Pyke. 

“It was something we explored quite diligently, looking at other areas on the Coast, but with Aperture there is an opportunity for us to build on the success of our debut in Broadbeach.

“We looked at what worked with Signature, the reasons buyers were attracted to our vision for coastal living, and we’re now taking it to the next level with Aperture.”  

Aperture will be released to market in coming weeks with apartment prices ranging from $2 - $7.75 million.
